Check-in time is 4:00 pm. Checkout time is 10:00 am. We are in the Eastern time zone.
• Check out by 10:00 am.
• Take all leftover grocery items out of refrigerator & freezer. Unopened items may be left for housekeepers.
• Clean dishes and put away. If applicable, place remaining dishes in dishwasher and run the dishwasher.
• Take trash and recycling out to designated bins.
• Towels may be left in the bathroom
• Linens can be left on the beds.
• Double check under beds, etc. for left items.
• Make sure all windows and doors are secure upon departure.
You MUST be 25 years old or older to rent a property from Carolina One Vacation Rentals.
Anyone under the age of 25 years old must be accompanied by an adult that is 25 years old or older at all times while at the property. Any situation found otherwise will be denied check-in and/or subject to eviction.
Folliday Inn reservations can be made by anyone 21 years old or older.
You can make a reservation a few different ways. Our reservationists are available by phone 7 days a week (excluding major holidays) – (843)580-0500. You can also book your reservation online 24 hours a day via our website: www.carolinaonevacationrentals.com Reservations for the following year may be made as soon as calendars open for that particular property.
A deposit of 50% of the total price is due on the date the reservation is made. The balance is due to be paid in full 60 days prior to your check-in date. Reservations made less than 60 days prior to the arrival date must be paid in full at the time of booking.
We accept VISA, MasterCard, Discover, and American Express credit card payments.
Early arrivals and late departures are not guaranteed but can be requested. If you need a guaranteed arrival time prior to 12:00pm, the previous night would need to be reserved. Requests are reviewed on a case by case basis. If your early arrival request is approved, you would be contacted by Carolina One Vacation Rentals at that time on the day of your arrival.
We ask that you do not park at the property prior to the 4:00pm check-in time, or being notified that your property is ready early. Our housekeepers and property managers need to get in and out of the home easily.
Do not enter the property prior to the 4:00pm check-in time, or being notified that your property is ready early. We want to be sure the home is cleaned and inspected properly for your safety. If guests enter the home early without authorization and housekeeping is not finished, housekeeping and the property manager will not be able to complete their tasks.
In the event that an arrival time prior to the designated 4:00 PM check-in time or after the 10:00 AM check out time is granted, all rules, policies, and regulations per the Guest License Agreement apply.

CANCELLATIONS
ALL GUEST CANCELLATIONS MUST BE IN WRITING via letter or email. To protect all parties, the AGENT has a strictly enforced policy for cancellations.
Cancellation requests received more than sixty (60) days prior to the reservation arrival date are able to cancel penalty free. GUEST cancellations submitted within sixty (60) days and outside of thirty (30) days of the reservation arrival date are subject to a cancellation fee of 50% of the total reservation cost. GUEST cancellations submitted within thirty (30) days of the reservation arrival date would result in the forfeiture of all payments made unless the property is re-rented and confirmed at the same rate for each night of the canceled dates. Refunds of re-rented nights will not be determined until after the departure date of the original reservation. In the event of re-rental, a cancellation fee of 10% of the full amount of the initial rental will be assessed. Changing a confirmed reservation in any way within sixty (60) days of arrival, such as changes to arrival dates, departure dates, or property address are considered a cancellation, and the same terms apply. Refunds will not be given for inclement weather, state of emergency, pandemics, travel bans, illnesses, injuries, deaths, road or airport closings, late arrivals, or early departures. Should a mandatory evacuation or island closure be issued by the South Carolina state or local authorities for your rental location, or your rental property is deemed uninhabitable by local authorities or AGENT, guests will be contacted and options for their stay will be assessed and presented on a case-by-case basis. Reservations made through third party booking sites may be subject to a different cancellation policy declared to GUEST prior to or upon booking online. Purchasing travel insurance for your reservation is strongly recommended in order to have the best chance for a refund due to unforeseen circumstances.

It is strongly recommended that you purchase travel insurance to protect against unforeseen occurrences that may result in loss of rental. Travel insurance protects you from losses you may incur because of unforeseen circumstances, such as illness, injuries, or Acts of God such as mandatory hurricane evacuations, and the like. There are 2 options you may choose from for travel insurance that we offer through Rental Guardian Play Travel Protection. Standard Travel Insurance must be purchased before 60 days prior to GUEST's arrival date or by final payment, whichever comes first, for 7% of the trip cost. Cancel For Any Reason Travel Insurance must be purchased within 14 days of initial booking for 10.8% of the trip cost. New reservations to arrive within 30 days, may purchase the insurance at the time of booking only. Travel insurance is non-refundable after purchase. We recommend that you purchase this travel insurance. Yes! The maximum occupancy indicated for your rental property is the maximum number of guests allowed on the property at any time, regardless of sleeping or visiting. Group sizes within the maximum occupancy limit do not reduce or increase the rental rate. No events or parties are allowed that exceed the maximum occupancy of the home.
Absolutely NO house parties, youth groups, fraternities, student groups, weddings, receptions, meetings, or parties are allowed. The exception is if you were to rent a designated Event Home.
We do have pet friendly homes on our rental program, indicated with a paw print on the listing, as well as in the description; however, unless it is specified that the property is a pet friendly property AND you have paid the applicable pet fee, animals are not allowed.
Service animals are allowed, but Carolina One must be notified prior to booking.
Isle Of Palms, Wild Dunes, Folly Beach – Yes. All linens, bath towels, hand towels, and washcloths are provided per person for the maximum occupancy of the home. Number provided can vary, so if concerned, please see contact the office or refer to your arrival instructions email.
Edisto - All properties include bed linens and bath towels that are sterilized and cleaned to industry standards. Upon your arrival to the rental property(s), you will find linens on the beds (linens for any sleeper sofas/trundle bed will be rolled and near the sleeping area) as well as a bath towel set (bath towel, hand towel, wash cloth) for the advertised occupancy of the home along with a bath mat for each full bathroom and kitchen/dish towels. Don't forget your beach towels, but leave the rest of your towels and linens at home.
Edisto guests will also receive a complimentary tote bag filled with a few starter items (1 roll of paper towels, 1 roll of toilet paper, and dish soap) as well as a liner in each trash can. Edisto – Upon your arrival to any Carolina One Edisto Vacation rental, you will receive a complimentary tote bag filled with a few starter items (1 roll of paper towels, 1 roll of toilet paper, dish soap, and hand soap). The tote is yours to keep and doubles as a reusable shopping bag during and after your stay!
Folly Beach, Isle Of Palms, & Wild Dunes – A starter supply of products is provided. One roll of paper towels, 1 sponge, 1 dishwashing liquid, 3 trash bags, 3 dishwasher tabs, and 2 kitchen towels in the kitchen. In each bathroom, you will have 1 toilet paper roll and at least 1 bar of soap. Full bathrooms additionally have 1 small shampoo, 1 small conditioner, and 1 small lotion bottle. It is up to the guest to replenish if needed. 1 tank of propane is provided for the grill (assuming your property comes with a gas grill).
Yes. There is a noise ordinance on each island that is strictly enforced. Guests are responsible for paying any fines issued. Noise ordinance violations could result in immediate eviction & forfeit of all money paid.
Isle Of Palms & Wild Dunes – Quiet is required Sunday through Thursday from 10:00pm to 10:00am, and Friday and Saturday from 11:00pm to 10:00am.
Folly Beach – Amplified music is prohibited outdoors. Any noise that disturbs your neighbors at any time of day or night could result in a citation. Noise ordinance is in effect 24/7.
Edisto – Quiet hours are required daily between 10:00pm to 6:00am.
Isle Of Palms, Wild Dunes, & Folly Beach – Keyless entry is how we give access to the majority of our homes and condos. Each property has specific locks that allow us to code the doors for easy check-in and checkout. You will use your unique door code throughout the duration of your stay. If your property does not have keyless entry, you will be given an alternate method in your arrival instructions to gain access to your rental property. Arrival instructions are emailed to you 7 days prior to your arrival date.
Edisto – Check-in at the Edisto office is required to pick up the key to your rental property. Keyless entry is not yet available. If arriving after 5:00pm, you must let the office know so alternate arrangements for your key pick up can be made. Arrival instructions are emailed to you 7 days prior to your arrival date.
We do send emails to our guests such as your reservation confirmation, payment receipts, reminders about your property, check out survey, etc. as a courtesy. Periodically, you may receive a text message, as we like to check-in with our guests to see how your stay is going. You can always check your Guest Portal account for your reservation details, to review the Guest License Agreement, and see your island's area information. Guest Portal login information is found at the top of your reservation confirmation email.

The nearest airport to all of our properties is Charleston International Airport - 5500 International Boulevard, North Charleston, SC 29418.
Many of our privately owned homes come with a grill. We ask that you do not move the grill from its location as many of them are hooked up to gas lines. Nearly all condo complexes prohibit the use of grills. Contact our office if you have questions about grilling rules at your rental property.
All privately owned pools and hot tubs are serviced weekly and maintained throughout the year.
All community pools and hot tubs vary by location. HOAs determine these pool openings, closings, and maintenance. Please refer to your reservation confirmation details, or contact the office for your location.
We make every attempt to locate left behind and lost items. In the event we find the item, the guest is responsible for the return shipment cost.
Unfortunately, outages happen. We make every attempt to correct the issue. We test the Wi-Fi and cable prior to your arrival so in the event either is not working we have time to try to resolve it prior to your arrival. If internet is absolutely necessary during your stay, it is recommended that you bring a hot spot or wireless internet card. There is a business center located in Wild Dunes in the event you need to have internet and Wi-Fi. You are always more than welcome to come to our office as well to use the internet.
No. All fireworks are STRICTLY prohibited at ALL locations.
No. Due to strict regulations leaving items on the beach overnight is prohibited. They also ask that you knock down any sandcastles and fill in any holes.
Edisto & Folly Beach – You are NOT allowed to park RV’s, Campers, or Boat Trailers at your rental property unless it fits in the garage or driveway. It is prohibited to reside in the RV or Camper while it is parked in the garage or driveway.
Isle Of Palms & Wild Dunes - You are NOT allowed to park RV’s, Campers, or Motorcycles at your rental property in Wild Dunes. You can however park them outside of the gates of Wild Dunes on the Isle of Palms, provided it fits in the driveway and does not violate any parking regulations and rules. Please contact the office on Isle Of Palms for questions.
Kiawah & Seabrook - You are NOT allowed to park RV’s, Campers, or Motorcycles at your rental property.
Isle Of Palms, Wild Dunes, & Folly Beach – Yes, floor plans are located on our website under each specific property.
Edisto – Floor plans for rental properties are not yet available.
Carolina One Vacation Rentals is not liable for misplaced, stolen, or lost mail, packages, and/or deliveries sent to their rental property or one of our offices. We recommend guests call their corresponding office for further instructions.
We do not have access to any condo mailboxes / mailbox keys. Many of our homeowners have the mail forwarded to their permanent residences which would prevent any mail / packages / prime to be delivered to the home. We can not guarantee that anything sent to a vacation rental will be delivered. If it is medical equipment please call the office to make arrangements.

Motorcycles are strictly prohibited in Wild Dunes, Seabrook, & Kiawah. The Isle of Palms and Folly Beach do not have restrictions.
ATV's are not allowed on the roads in Wild Dunes, Isle of Palms or Folly Beach.
Golf Carts have to be registered to the city (Folly Beach, Isle of Palms and Edisto) there for private golf carts are not allowed.
Terms and conditions of the Carolina One Vacation Rentals - Kapp Lyons Group Agreement may not be transferred or assigned. This Agreement shall be interpreted and enforced according to the laws of the State of South Carolina. The invalidity or unenforceability of anyone or more provisions of this Agreement shall in no way effect any other provisions.
Each property is privately owned with Carolina One Vacation Rentals acting solely as AGENT for the OWNER. The GUEST acknowledges he is a licensee of the OWNER and not a tenant, and is not acquiring any interest in the property. Properties reflect the owner's personal style in furnishings and decor.
Guest agrees to indemnify and hold harmless the Owner and Managing Agent from any liability for damages to person or property of Guest, its invitees, agents, and licensees.
CHECK IN: Check in time is after 4PM. Every effort will be made to have the Property ready for occupancy by check-in. Keys will be released when the Property has been reported as ready for occupancy or after 4PM. Guest may not go on, park cars at, or enter premises until officially checked-in or keys are relinquished to Guest by Agent.
AFTER HOURS & OFFICE CLOSURE ARRIVALS: If arriving after business hours or during office closures you will find your keys and directions to the rental property in the drop box located to the right of the front door at the Carolina One Edisto office provided your reservation is paid in full. NO KEYS WILL BE GIVEN UNLESS ENTIRE BALANCE IS PAID IN FULL.
CHECK OUT: Check out is by 10AM with late check-outs incurring a fee if approved by Agent. THERE ARE NO REFUNDS FOR EARLY DEPARTURES.
CONFIRMATION, PAYMENTS AND RATES: One-half of the rental rate, all applicable taxes & fees, travel insurance & security deposit waiver (if accepted) is due at booking. REVIEW YOUR CONFIRMATION CAREFULLY FOR ACCURACY AND DATE-SENSITIVE REQUESTS AND OPTIONS. FINAL RENTAL PAYMENTS ARE DUE SIXTY (60) DAYS PRIOR TO CHECK-IN. UPON RECEIPT OF INITIAL PAYMENT, RENTER ACCEPTS THE TERMS OF THE AGREEMENT. Rates and Fees for services are subject to change. Guest is to be charged for all applicable state sales taxes, state and local accommodations taxes and booking charges. Guest hereby authorizes Carolina One Edisto Vacation Rentals (the "Company") to charge a valid credit card on file with the Company for any balance due if a balance is left on my account on the day of check-in, regardless of the way I have furnished the Company information regarding that credit card. Personal checks will only be accepted if received at least 60 days in advance of check-in date. Reservations made less than 60 days in advance, payment must be made by certified check, money order, credit card or traveler's checks. No personal checks accepted at check-in. Guest authorizes Carolina One Vacation Rentals to place payment in an interest bearing account in an insured South Carolina bank, and understands that the interest earned shall be retained by Carolina One Vacation Rentals.

VACATION INTERRUPTION PROTECTION: Travel insurance is offered to protect your vacation investment against interruption or cancellation due to travel related circumstances. Coverage issues will be determined solely by the insurance company through which coverage is offered. Travel insurance is considered accepted when payment is received for the premium. NO REFUNDS WILL BE GIVE FOR VOLUNTARY OR MANDATORY HURRICANE EVACUATIONS, inclement weather, or other conditions beyond the control of the Company.
LINENS: All Carolina One Edisto Vacation Rental properties include bed linens and bath towels that are sterilized and cleaned to industry standards. Upon your arrival to the rental property(s), you will find linens on the beds (linens for any sleeper sofas/trundle bed will be rolled and near the sleeping area) as well as a bath towel set (bath towel, hand towel, wash cloth) for the advertised occupancy of the home along with a bath mat for each full bathroom and kitchen/dish towels. Upon departure please leave the bed sheets on the bed(s) (our property care staff will strip them during the departure cleaning). Please compile all towels and bath mats and leave them on the floor of the "main" bathroom. Don't forget your beach towels, but leave the rest of your towels and linens at home. If you should need, a washer and dryer are available at all properties for laundering during your stay.
ACCIDENTAL DAMAGE WAIVER: Guest agrees to submit an ACCIDENTAL DAMAGE WAIVER of $100 per week which will cover accidental damage up to $1000, and agrees to replace or pay for any loss, breakage, damage, furniture rearrangement, unnecessary service calls or extraordinary cleaning, even if the costs and/or expenses exceed the amount of the security deposit or accidental damage coverage. Guest is fully responsible for all such damage caused by any occupants or the guests of any occupants. Not reporting all damage prior to departure voids the Accidental Damage Waiver. THE COMPANY HAS, AND IS HEREBY GRANTED, FULL AUTHORITY TO DETERMINE WHAT IS ACCIDENTAL DAMAGE AND TO COLLECT FOR DAMAGES FROM THE CREDIT CARD ON FILE WITH THE COMPANY. THE COMPANY'S DETERMINATION OF CHARGES WILL BE CONCLUSIVE AND FINAL.
DAMAGES: Guest will present a valid credit card at check-in or sooner if it will be a late arrival. Guest understands this credit card will be recorded. If there are any damages that are deemed by the Company, in its absolute discretion, to be intentional or due to Guest’s gross negligence or the gross negligence of anyone else on the property during the rental, or damages is caused by a pet, or damages of any type and from any cause occur which are in excess of the Accidental Damage Waiver, and/or excessive cleaning is required, or there are items missing property that are deemed by the Company, in its absolute discretion, to be Guest’s responsibility, the Company is hereby authorized by Guest, to charge Guest on the credit card on file with the Company for any cost of repairing or replacing the damaged or missing property and any extra cleaning of the unit, all is determined to be reasonably necessary by the Company, in its sole discretion, in which event the Company will furnish Guest with an itemization of charges and invoices for payments made to third parties and credit card receipts within a reasonable time after the Company has changed the credit card on file with the Company.
AREA GROWTH: Construction and remodeling are always under way on Edisto Island. Carolina One Edisto will not be responsible for any inconvenience that construction or renovations cause. Carolina One Edisto will not notify upcoming rental guests of construction activities near any property. Construction may also alter views from rental properties. No compensation or moves to other properties will be considered.
MAXIMUM OCCUPANCY: Limits listed for each Property must be adhered to strictly. Children are counted in the total occupancy. Overloading will result in the immediate termination of occupancy without refund of any kind, and the Company is authorized to remove the occupants and their belongings from the unit without necessity of any judicial process. The renter agrees that may occupant refusing to vacate the unit/property for any reason when told to vacate the unit/property by the Company shall be deemed to be a trespasser after notice.
HOUSE PARTIES: Should a house party occupy this unit; occupancy will be terminated immediately with no refund. The determination as to whether there is a house party occupying a rental unit will be at the sole discretion of the Company. A house party may be, but is not limited to, any group made up of persons under the age of 25 who are not members of the same family or any group of people staying overnight at the property more than MAXIMUM OCCUPANCY as listed. Any questions as to the allowed number of occupants for a particular unit should be addressed to the Company prior to signing the rental agreement. We STRICTLY adhere to our policy of renting to adult and family groups only. Any wedding or function must be approved in writing at the time of the reservation by the homeowner and the management company.
TRANSFERS: Carolina One Edisto reserves the right to change the property reserved to a comparably priced unit. If time permits advance notice will be provided.
REPAIRS & SERVICE CALLS: Company cannot guarantee the Property to be free from pest and cleaning issues or defects and malfunctions. Neither Owner nor Agent shall be liable to Guest in damages and no refunds will be given for such failures. Notify Carolina One Edisto of necessary repairs needed during your stay, and we will make every effort to address.
HOUSEKEEPING: Standard departure cleaning services are included. You are still responsible for maintaining the cleanliness of the unit during your stay and other basic duties. These include sweep any excess sand/hair that may have accumulated during your stay, empty refrigerator, place all trash in cans provided outside of the home, no debris left in house, under house, on porches, or in yard, make sure no furniture or furnishings have been moved, wash and put away dishes. Non-compliance with the standard departure cleaning policy may result in an additional cleaning fee.
REFUNDS: NO REFUNDS WILL BE GIVEN FOR VOLUNTARY OR MANDATORY HURRICANE EVACUATIONS, inclement weather, or other conditions beyond the control of the company INCLUDING HOUSEKEEPING AND/OR MAINTENANCE ISSUES.
SMOKING: Smoking is prohibited in all properties managed by Carolina One Edisto. If evidence is found after departure that smoking has taken place a cleaning charge will be incurred.
ELECTRONICS: Most properties are equipped with televisions, cable/satellite, and/or streaming capabilities. Cable, satellite, streaming, and internet reception may periodically be out of service. Unfortunately, we can make no guarantee for the operation of electronics and services and will not provide rebates for the malfunction of such. Guests are responsible for logging into their own streaming service accounts in properties where such services are not provided, and will be held liable for any charges incurred for rented movies, shows, or additional streaming services during their stay..
PHONES: All phone calls, except on Edisto Island and Emergency 911, are long distance. THE GUEST IS RESPONSIBLE FOR ALL LONG-DISTANCE CALLS MADE. The renter should either reverse charges or charge calls to a credit card. If the company bills the renter for any long-distance calls, there will be an additional $30.00 billing fee.
POOLS/HOT TUBS: Pool privileges are available to those Guests of properties where pools are located and approved for Guest use with some charging a fee for use and/or heating. Most swimming pools are open Memorial Day to Labor Day. Please check the property listing or call our office for more information. Pool opening/closing schedules are subject to change without notice or refund. If renting a property will pool or hot tub access, Carolina One Edisto and Owner is released from all liability for any injuries or death resulting from Guests' use to the pool or hot tub. We will not be held responsible for misuse. Children are not permitted in hot tubs.
The guest agrees that Carolina One Vacation Rentals and/or contractors or employees may enter the premises when the property management company deems it necessary. Guests are to call 911 in the case of a medical or fire emergency. On call staff is available 24/7 for maintenance emergencies, such as issues with water, sewer, or gas. Issues such as internet outages, appliance malfunctions, etc. will be handled during business hours the next day.
LOST AND FOUND: Carolina One Edisto cannot be held responsible for any personal items left at the Property or acts of theft or vandalism or any other damages to the Guest’s personal property. There will be shipping, handling, and service charges to return items left.
We want to protect & respect our wildlife! The guest agrees to comply with all city regulations in regards to the protection of sea turtles. Sea Turtles are an endangered species. Do not interfere with them in any way. No lights are allowed that illuminate the front beach between 10:00 PM and dawn from May 1st to October 31st. Hatchling turtles are disorientated by artificial light. Fill in all holes dug in the sand before you leave the beach. Any fines issued by the Town of Edisto Beach as a result of non-compliance by the guest will be charged to the guest's credit card on file. WHAT TO BRING: Properties are equipped with pillows, blankets, bedspreads, glasses, plates, utensils, and cookware. Guests are responsible for providing Paper Products (toilet paper, paper towels, etc.), Soaps (Shampoo, Conditioner, etc.), Trash Bags, Detergents & Cleaning Supplies for during the stay, Coffee/Coffee Filters, Salt/Pepper/Spices/Condiments, Personal Items, Beach Equipment/Cooler, Propane/Charcoal/Lighter Fluid for grilling. There are local businesses that sell these types of items if you happen to forget anything.
